COMMERCIAL LEASE AGREEMENT

ARTICLE 2. TERM

2.1 Initial Term. The initial term shall commence on March 1, 2026 and expire on February 28, 2036, unless sooner terminated as provided herein.

ARTICLE 3. RENT

3.1 Base Rent. Annual base rent of $115,200, payable in monthly installments of $9,600, escalating 3% per year, due on the first of each month.
